Kelly Ridge sits on the east side of Oroville, rising above the city toward Lake Oroville and the Bidwell Canyon area. It's one of the most-asked-about neighborhoods we work in — buyers hear "lake proximity" and want to know what that actually looks like day to day. Here's a closer look.

What the Area Feels Like

Kelly Ridge has a distinctly different character from Oroville's older, flatland neighborhoods. The terrain is hillier, lots tend to be larger, and the pace feels quieter — more residential, less commercial. Streets wind with the topography rather than running in a strict grid, and many homes take advantage of the elevation with view lots looking out over the ridge or, in some cases, partial views toward the lake itself.

Housing Stock

Compared to Downtown or Thermalito, homes in Kelly Ridge skew newer — a good share of the area's construction happened from the 1970s onward, with pockets of more recent building.
